Back at the Mint Duplex in Charleston. Our unit’s worst features by a landslide were the bathroom. Like many Charleston Homes … nothing is level. The water wouldn’t slope the the drain. The old lovely linoleum was damaged, and of course there was absolutely NO storage. A theme with this house.

Now this bathroom is the tiniest. 5′ X 7.5′
In it’s current state – a old tub and 18 inch vanity. Lovely.

This was the listing photo – I believe that the tenants had peel and stick over the actual floors – Smart! Anyways, this photo looks better than it is.

We decided to tackle the bathrooms first rather than the kitchen because they truly needed it. No matter how much you scrubbed, they never felt clean. The drywall was in rough shape. No storage – and just grimy.

We are Hiring this out. and before I share progress. Lets chat design.

I always knew that storage was the top priority. & For those that are not familiar with the Charleston area, downtown half of the renters are college students, since the college only has enough dorms for freshmen. That said, I am thinking of a world were one day – three girls are all renting this unit and splitting the two bathrooms and theres no where to do makeup or put anything.

So I am getting rid of both tubs. Bold – but Families with kids likely are not the primary tenant & I just don’t take baths enough to justify taking away from much needed storage.

So – This bathroom I wanted to take the 60 inch tub and create a 34 x 34 inch tiled shower, build a wall, and on the other side add open shelves such as below.

Looking to have open shelves similar to this.

Another want – A larger vanity.

This one I might loose. The toilet is already being crowded by the shower. I could fit a 30 inch, but I just worry it will feel too closed off. So we are opting for a 24inch. Yes its small. But it’s bigger than 18.

The Shower

We are planning on tiling the shower. I opted for straight stack Zelige tile. Since it was so small – this wasn’t as expensive as expected. That said – there are actually more affordable look alikes now on the market too!

We are having gold fixtures and a light taupe grout. It’s going to look so nice!
Now onto this next challenge…. A glass shower door.

First – this is a 34″ pan which standard is typically 36. Second, The bump out in the upper left of the first photo is a header, so that limits our door hight that would even fit to 74″ MAX.

Then we have the little problem of the toilet. If we did a traditional swing door, it would hit the toilet.

While Lowes and Home Depot have options. One that we will likely end up using. Let. me share the star of the show that I have to return, and I am so sad about it.

Literally the most unique swing in design I have ever found!

Honestly, this was going to solve all my problems. But at the time of ordering, we didn’t know that was a header. So unfortunately for me this door is too tall for my space.

Next contender, This Partial Pivot that might actually swing past the toilet. I am tempted by this one, because I like the design, but I really need to be sure it will work before I order again.

Lastly, the trusty Bifold option.

I like that this door can swing in, a great space saving option. But I don’t like because there is no track, it can also swing out. I have a fear of first time users pulling it out and hitting the toilet. It’s great because it CAN swing both ways. But thats also a con for my set up.
